About the Company
Castles Inventories Limited are independent inventory specialists offering a comprehensive service including detailed property inventories, tenant check ins, tenant check outs and inventory updates. We are a dedicated team of fully trained inventory clerks and are all members of the AIIC (Association of Independent Inventory Clerks) operating to the highest standards and levels of integrity. Whilst large enough to guarantee a professional and reliable service at all times, Castles has never lost its flexibility and friendly approach.
Areas Covered
Being one of the larger independents, we are able to cover a wide section of the South and Mids A1 corridor, including many areas within Herts, Beds, Bucks and Cambs. However, should you be in any doubt as to an area covered then please do not hesitate to contact us.
Why do I need an independent inventory?
- The Government has now awarded contracts to the three companies to run the new Tenancy Deposit Protections Schemes from 6th April 2007.
- After Check Out, landlord and tenant will be asked to agree the terms of the deposit return. If they do not agree on any deductions to be made, (ie. there is a dispute) it will be referred to the new adjudication services.
- Adjudicators will review all documents (inventories, check in schedules, check out reports etc) before reaching judgements on disputes. It is therefore vital that all evidence is full, detailed, unbiased and preferably independent.
- The new Legislation is designed to protect tenants. Landlords will now be required to ‘prove their case’ if they wish to deduct from tenants deposits. See further details regarding the new Legislation.
- Who’s door will your landlords knock on if their claims against tenants deposit are rejected due to inadequate practices, procedures or documentation?
- Using an independent company enables you to ‘step back’ from the entire situation and no longer get caught up in disputes etc.
- Time released when no longer having to conduct inventories, check ins or check outs yourself will ensure that you are able to concentrate on your core business of sales and marketing.
- A good quality independent inventory is an excellent selling tool, providing you with heightened corporate image to landlords and tenants alike.
